We start with a phone call, allowing us to gather information for a site meeting. We then like to meet on site so we can feel and understand your location. Over approximately 1 hour we’ll discuss your unique needs, ideas, and dream home outcomes, to begin creating a vision for your build.
We’ll create a design brief with our discussed budget in mind. This captures the essence of your new home, setting out rooms, style and size.
You’ll be provided with a detailed Proposal of Works, including kitchen, living, bathroom and alfresco elements, as well as building structure, roofing, internal finishes, plumbing and electrical. We also give you a well-considered cost as a starting guide, which can be refined with your input before the next stage.
After the concept and Proposal of Works are approved we’ll draft a floor plan, that’s then perfected until it’s exactly what you’re looking for. This is followed by the external look of your home (roof styles, cladding, features, window styles).
We present you with a Comprehensive Inclusions Document, setting the specifications and inclusions of your build and forming part of your Final Building Contract. These details allow us to provide you with a fixed contract price.
Your Building Contract is prepared for your review - allowing you to read through the Master Builders Association BC4 Contract, the Peninsula Homes Building Agreement and the Contract Plans as one set of documents. Questions are encouraged!
Architectural drawings are finalised. If your home is CDC (Complying Development), then the required submission will be given to your chosen Private Certifier for approval. If your home needs DA consent, then our local Town Planner will prepare the submission together with a detailed Statement of Environmental Effects to lodge with the Council.
We review the DA conditions and obtain a Construction Certificate from the Private Certifiers. This takes approximately four weeks to complete, and finalisation is required before your building commences.
This is a great time to finalise your moving arrangements; Paul will help coordinate these dates with you.
Site work begins! As the build progresses we’re here for you, whatever you may need. You’re the most important person on the build site!
We’ll guide you through any selections you need to make, sourcing samples for you to view, and ensure there’s a strong connection between the aesthetics you like and the practical needs of your home.
It’s the end of a seamless process and the beginning of your new lifestyle!
Once your home is gyprocked we set a handover date, allowing you plenty of time to finalise things like leases, time off work, and removalists for your big day.
We’re with you all the way; in these final weeks we continue to meet with you on-site regularly to ensure no details are overlooked, and all of your questions about finishes are answered.
