This home came to us as an architect designed alterations and additions with DA approval. The clients entrusted us to amend the original design to maximise a new approach and to realise the true potential of the home.
Such critical design enhancements included:
- raising the existing ground floor by 450mm to be at the same height as the alfresco slab
- raise the ground floor sill heights to conceal neighbouring properties without affecting the ocean views
- raise first floor height by 150mm, ever improving the view
- the implementation of exposed concrete, structural steel and spotted gum timbers to the external facade
Thermal comfort and energy efficiency were top of mind for ourselves and the client alike. The glazing, a combination of louvres and large double-glazed panels, was designed to ensure this home captured the sea breeze to cross-ventilate the home. Hand-crafted spotted gum brisé soleils, not only give a spectacular finish to the exterior of the home, but serve to keep it cooler in the summer months, while ensuring the winter sun permeates the home. Underfloor heating, solar panels and superior insulation result in an environment that is efficient and comfortable all year round.
The end result is a home with an aesthetic material mix and colour palette producing a sophisticated and timeless beachside home.
