Site Appraisal

The first and one of the most important steps is a thorough site assessment. At your first meeting, Paul will meet you on-site to walk through and talk about your project as a top-line reference (for example, orientation of your land, topography, bushfire and flood zones, local building codes and neighbouring buildings). 

 

A skilful appraisal identifies opportunities, constraints, and development potential of your site.

 

We’ll then let you know if any further assessments and reports are needed.

Surveys

A Detail & Level Survey (also known as a topographical or contour survey) is required next, helping us gather all the information we need to assist in the design process. It identifies any constraints, land boundaries, building improvement, utilities and contours. 

 

This is a requirement from the Council in the Development Application process or the Certifier in the CDC process. The Northern Beaches Council also require a Boundary Identification Survey (less than 12 months old) to be submitted with all applications.

 

A Building Compliance Survey is generally required after the build has finished and as a condition of the DA or at the request of your Certifier.

Section 10.7 Planning Certificates

Planning certificates Section 10.7 or S10.7 sets out requirements for planning under the Environmental Planning and Assessment Act 1979 and states whether or not a development is permissible on your property.

 

Section 10.7 (part 2) contains planning information such as complying with development, heritage listing, bushfire and flood risks and land zoning. Section 10.7 (parts 2 & 5) contains all the information from part 2 but will look further into environmental restraints that the Council deems relevant to your property.

 

These are required for all CDC knockdown and rebuild projects.

Town Planner

Consulting with industry experts ensures the application covers all possible considerations; a Town Planner provides a time-efficient and cost-effective process, giving the best chance of Development Application approval.

 

Town Planners are qualified professionals, experts in local planning and understanding how councils work. They’ll ensure your project is compliant with all relevant legislation and remove the headache of dealing with Councils. 

Private Certifier

Registered and regulated by Fair Trading, Certifiers hold statutory obligations and functions under the various building and planning acts, including the Building and Development Certifiers Act 2018 and the Environmental Planning and Assessment Act 1979.

 

While the Home Building Act 1989 states that homeowners are required to choose their own certifier and cannot be influenced by their builder, we can put you in touch with a local certifying company for your first steps.

 

Certifiers determine applications for complying development (CDC), construction certificates and occupation certificates. They undertake the inspection of building works at definitive stages, ensuring consistency with the approved plans and compliance with the conditions of consent and any legislative requirements, and are required to take action for non-compliant work.

Stormwater

Where practical, Peninsula Homes will always design the stormwater system into your project. 


On-Site Detention (OSD) can be a requirement for many residential developments. Local councils often require an engineered designed system for managing stormwater, not only for OSD sites that fall away from the street level. In these cases, an engineer-designed on-site absorption system or an easement through a neighbouring property can be used.

Flood Reports

We have extensive experience building in flood-prone areas on the Northern Beaches, having built on and around the Narrabeen Lake & Curl Curl Lagoon catchments.

 

Following the NSW Government’s floodplain risk management guidelines, the Northern Beaches Council has measures in place to reduce or mitigate the risk of flooding to a property. This four-stage approach allows for the adoption of planning controls to ensure developments comply with flood hazards.

 

A Flood Information Report Application is the first step in identifying and gathering data, highlighting what will be required when preparing a Flood Management Report. Any residential development within a medium or high-risk flood precinct must submit a Flood Management Report with their Development Application.

Geotechnical Engineers

With our local experience, we have sound knowledge and understanding of the varying site conditions on the Northern Beaches. 

 

Knowledge of a building site's ground conditions prior to excavation helps us make decisions regarding your home's design and allows our structural engineer to complete design works.

 

The geotechnical inspections we use provide a detailed analysis of the ground, identifying:

  • Depth of rock
  • Soil type and composition
  • Baring pressure capacity of the soil
  • Subsurface moisture or water table depth
  • Recommendations on excavation techniques

Structural Engineers

We deeply value providing you with a stable home design that stands the test of time.

 

We have strong professional relationships with expert structural engineers and work on the structural design from the concept design stage; the integrity of your home is considered right from the beginning. Engineers work with us on:

 

>  Foundation design

>  Concrete slabs designs

>  Steel & timber beams

>  Flood strength in affected zones

>  Wind loads (hugely important in the Beaches area)

>  Balustrade design

>  Corrosion resistance techniques

Demolition

This is high-risk construction work, and choosing a contractor to demolish your home needs consideration to ensure they’re appropriately licensed and qualified. 


We highly recommend seeking this information from them for due diligence:

 

  • That Safework NSW is notified of the demolition
  • A copy of the demolition plan
  • Copies of Demolition & Asbestos licences, ensuring it is in the name of the business you are hiring
  • Copies of Demolition & Asbestos Supervisors licences (in the name of the actual person)
  • Registration of any removal of asbestos on the asbestos register
  • Certificate of Currency for contractors insurances

 If we undertake the demolition as part of your contract we source all of this information for you and ensure everything is covered.
