The brief started with wanting to make the best use of a sloping site to build a family home. It needed to be visually subtle from the street but, once inside, open up to take in the ocean and city views at the rear of the house. To meet the needs of this family we were asked to provide 3 distinct zones: a lower level for their adult sons, upper level master suite/retreat and the mid level to be the family zone. Also required was the ability to open up the home for frequent entertaining.
Both new and recycled materials came together to result in a house that instantly felt like home to our clients. Some of the interesting recycled materials were original Harbour Bridge scaffolding timbers. These were used to build a floating shelf, a floor standing mirror and a pendant light that featured above their dining room table. We also found an old safe in the back room of a local locksmith that now features in the kitchen as a stylish spirits cabinet.
With the striking city and ocean views facing south, it was vital to ensure that this home was designed to harness the northern sunlight.
Northern sunlight was carried into the south face rear living areas by a void above the kitchen and open stairwell.
The natural light was carried down into the lower level by enlarging the stairwell and through the use of a clear glass door.
Natural crossflow of breezing is maximised in every room.
The lower ground floor level is predominantly light weight construction to negate the “fridge” effect most south facing lower ground levels would have.
Strategic use of double glazing was cost effective in both reducing heat loss and external weather noise.
Smart sizing of lower roofs and the window sill height allow the master ensuite to have a huge clear glass window while maintaining complete privacy.
Landscape was completed to maximise the liveability of the home and compliment the design.

a north facing front courtyard capturing the warm winter sunshine.
the huge balcony provides both a cover area (complete with lighting, ceiling fans, ceiling heaters and outdoor kitchen) and an open space to allow the sun to shine through.
a completely private paved area opening out from the lower ground level provides a seamless connectivity to the rear yard.

Our objective was to reign in the build cost of their project, while still maintaining the core features of their exisiting architectural plans. These clients have a love of various textures and exposed structural elements and we worked to ensure we retained as much of these elements as possible. Our task was to set a workable budget and re-design the home to meet all their requirements.
There are almost too many to list in this home. Spread over three levels, it not only houses a lift but boasts cutting edge industrial style featuring recycled bricks in the stairwell, a recycled barn door and a stunning integrated concrete kitchen bench top. Sustainability was paramount to this client and the home boasts an impressive 19 panel solar electricity system, heating elements within the concrete slab and insulation to all external and internal walls and floors.
Due to the many uniques aspects and the great final design, the home was featured on Best Houses Australia in 2015.

To design and construct a generously proportioned family home that met the young families current and future requirements. The home needed to take full advantage of distant water views, while overcoming the issues presented by a south/west facing rear yard.
The kitchen and main living areas are on the top level of the home, which can often lead to disconnection with the outdoors. However, this was overcome by incorporating a huge 8m x 4m balcony opening out from the living room. This provided that vital connection of seamlessly integrating the indoors with the outdoors. When paired with intelligent external screens, blinds and heating, this area has become a favourite in their home.
This was certainly a home that allowed us to provide a complete service, from concept to completion. Our clients had put together a complete scope of works for the project and then allowed us to design the home just right. All aspects of design, specification and construction were closely followed by the highly involved owners. The close working relationship, built through consistent communication, allowed a large number of personal and individual touches throughout the home. This input provides a lasting connection with the build and goes a long way towards turning a house into a great family home.

Our client was set on a renovation to their existing home when they first spoke with Peninsula Homes. However, we were able to design and build a complete new home for a similar cost to that of the renovation. This resulted in each detail of the design being done without having to compromise which, in the end, means the home is the best it can possibly be. These owners really committed to our overall process of design, specification and inclusions, which allowed them to move into the home ahead of schedule with driveway, landscaping, floors and an Occupation Certificate all completed.

Small blocks are nothing unusual, however with this land having a width of 20m and a front boundary that is angled, our allowable building area was much less than normal.
With close attention to our clients brief and intelligent design, we were able to build a compact home that makes use of every m².
The homes beautiful visual appeal allows it to sit comfortably with the very large homes around it.
With our encouragement and clever design, these owners opted to install no air-conditioning into their home.
Window heights and balustrades were well designed to provide privacy from street level, whilst allowing unobstructed ocean views.
These clients purchased their newly sub-divided block of land in 2012. The rear neighbour had previously enjoyed uninterrupted views, so it was vital that, in conjunction with council, we designed an intelligent and smart home to not only be considerate to the rear neighbour, but to also ensure that our client achieved the most they could from their design. Council approval was swift and the home took only 8 months from start to finish.
